  • What services will be available onsite?
    The Sports Complex offers a suite of services relevant to the wellness needs of athletes and others in the community including physical therapy, chiropractic care, and mental health services—all provided in partnership with WellSpan.
  • Where is the facility located?
    The site is located at 100 Columbia Avenue, York, PA, 17404. Proximity to I-83 and US 30 makes the facility easily accessible from York and nearby communities.
  • When is the Sports Complex expected to open?
    The Sports Complex is projected to open in early 2026.
  • Is the WellSpan Sports Complex just for athletes?
    The Sports Complex was conceived under the principle that physical activity is an important component of health for people of all ages and ranges of physical ability. From that perspective, everyone is, in a sense, an athlete. While a core focus is providing state-of-the-art fields, courts, and training facilities for competitive and recreational sports teams, rental availability will also be provided to the community with a selection of pricing options for individuals and groups. The fitness center will also have memberships and other access options available to the community to support the athletic interests and personal health and fitness goals of individuals, teams, and groups of all ages and skill levels.
  • How will the complex benefit York?
    The core purpose of the Sports Complex is to enhance multiple dimensions of our community’s quality of life including education, culture, fitness, health, and economic vitality. Specific services and facilities in support of this purpose include providing training to athletes of all ages, space for local school sports teams and community programs for practices and competitions, access to state-of-the-art equipment for athletes of all ages and skill levels, and community nights and open gyms for area youth. This list just scratches the surface of what the facility will contribute to our community’s vitality, and we expect the scope of these community benefits to grow over time.
  • What is LERTA and why is the Sports Complex requesting it?
    LERTA is an acronym that stands for Local Economic Revitalization Tax Assistance. This program, initiated by the Commonwealth of Pennsylvania, authorizes local jurisdictions to provide tax abatements that create incentives to revitalize properties in a community that are aging or deteriorating. The principle behind LERTA is that supporting creative new uses for properties that are no longer adding value is that tax abatements are an investment in the community. Such investments produce returns from both economic and quality-of-life perspectives.
  • Will the Sports Complex increase taxes for Community Members?
    No. While LERTA does provide tax abatements for a period of time to organizations that revitalize properties in a community, it does not draw existing tax revenues away from a community. In the long run, the expectation is that property development initiatives supported by LERTA will expand the tax base and economic vitality of a community, both through direct revenue generation associated with the redeveloped properties as well as “multiplier effects” from increased economic activity that is indirectly linked to the properties. As just one example, nearby hotels, restaurants, and retail stores can expect business growth generated by traffic from tens of thousands of visitors the Sports Complex is expected to attract every month.
  • Will the project benefit the local economy?
    The Sports Complex is expected to benefit the local economy in numerous ways—including job creation, generation of revenue and property value that will contribute to the community’s tax base, and by drawing traffic to nearby businesses, to name just a few. Projected economic impact includes: $19.3 million revenue generated in York County 50+ jobs created that are directly related to the facility Revenue and economic activity generated from a projected 172,800 annual visitors for tournaments , including 130,000 from out-of-town 20,160 hotel rooms filled $5.4 million hotel revenue $262,000 hotel tax revenue
  • How much tax revenue is the complex expected to contribute?
    The Sports Complex is expected to generate nearly $2 million in tax revenue, including federal, state, county, and local taxes.
  • How will you manage traffic?
    The proximity of the Sports Complex to I-83 and US 30 will support convenient, efficient access from these existing major thoroughfares, while minimizing congestion on local roads. To ensure compliance with safety and efficiency standards, the development plans for the Sports Complex have been reviewed and approved by PennDOT. To maintain smooth, efficient, hassle-free entry, parking, and exit, a traffic management plan has been developed. Among the key elements of the plan are clear signage and access-point designations, as well pick-up and drop-off areas expressly designed to minimize impact on entering and exiting traffic. Plans are in place for management to collaborate continuously with relevant transportation authorities to monitor traffic flows and patterns and respond rapidly with as-needed adjustments to traffic management plans.
  • Will there be parking at the complex?
    The site design allows for ample on-site parking, accommodating up to 500 guests and staff without the disruptive impact that on-street parking could otherwise create in nearby residential neighborhoods.
  • What safety measures will be put in place?
    We are committed to ensuring that the Sports Complex will be a SAFE venue for participating in and enjoying athletic activities and sports events. As such, a comprehensive safety and security program has been developed. The plan includes provision of on-site security personnel, surveillance throughout the complex, and access-control systems and processes to prevent entry by unauthorized individuals Regular security audits and collaboration with area law-enforcement agencies are also planned to ensure rapid adjustments as safety and security needs evolve,
  • What accessibility measures will be put in place?
    The entire facility has been designed from the ground up to meet or exceed standards under the Americans with Disabilities Act (ADA). Accommodation of highly personalized accessibility needs will also be available on request by contacting facility staff in advance.
  • How can my business be a tenant or partner with the Sports Complex?
    Spaces will be available for a variety of businesses to lease space or otherwise partner with the sports complex. Examples of business categories that can benefit from a presence at the Sports Complex include, but are not limited to, foodservice and beverage concessions, sports and athletic equipment, supplies, and apparel retailers, and other enterprises that appeal to sports-minded audiences.
